House extensions
Do I need building plans for an extension in Pretoria?
In almost all cases, yes. Extensions that add floor area need plans approved by the municipality before building starts. If you're in an estate, the estate's committee normally has to approve them as well.
Can you work while we're living in the house?
Usually, yes. Most extension work happens outside the existing house until the point where we break through. We plan that step with you to keep disruption as short as possible.
Do you build in estates like Midstream?
Yes. We have built extensions in Midstream Estate and are used to working within estate rules, access control and approval processes.
How do I get a quote?

New home builds
Are you NHBRC registered?
Yes. Plexi Renovations is registered with the NHBRC, and new homes we build are enrolled with the NHBRC before construction starts, as the law requires.
Do you work from my architect's plans?
Yes. Send us your approved or draft plans and we'll price from them. If you don't have plans yet, we can point you in the right direction.
Do you build outside Pretoria East?
Our main areas are Pretoria East, Centurion, Midstream and Midrand. Contact us about your site and we'll let you know.
Cottages and granny flats
Do I need plans for a granny flat?
Yes. A cottage or granny flat is a new building and needs approved building plans. Depending on your zoning, you may also need land-use consent before plans are approved.
Can a cottage be built in an estate?
Some estates allow second dwellings and some don't. Check your estate's rules first. We can help you understand what's typically needed.
Full home renovations
Do I need plans to renovate?
Cosmetic work (new finishes, a kitchen or bathroom in the same position) usually doesn't need plans. Structural changes, new openings in external walls and any increase in floor area usually do. We'll tell you on site which applies to your job.
Can you renovate while we live there?
Yes, in most cases. We phase the work and keep essential rooms usable.
Bathroom renovations
Can I keep using the house while you renovate the bathroom?
Yes. If it's your only bathroom, let us know and we'll plan the work to keep the time without a working toilet and shower as short as possible.
Do you supply the tiles and fittings?
We can supply them, or work with fittings you've chosen yourself. We'll make it clear in the quote which is which.
Kitchen renovations
Can you do the kitchen as part of a bigger renovation?
Yes. Most of our kitchen work is part of a bigger renovation or extension, managed by the same team.
Built-in cupboards
Can you fit cupboards as part of a bigger renovation?
Yes. Most of our cupboards are built as part of a renovation or extension, so the joinery, flooring and finishes are planned together.
Waterproofing
When is the best time to waterproof?
Before the rainy season, ideally in the dry winter months. But if water is getting in now, don't wait: the damage spreads to ceilings, plaster and electrical wiring.
