Zoning and approvals
Whether you can add a second dwelling depends on your property's zoning and the municipality's land-use scheme. Some properties allow it outright, while others need consent or an application first. Building plans are required either way, and estates usually have their own rules.
Check your zoning early. It's the one thing that can stop the project, and it's quick to confirm with a town planner or the municipality.
Cottage or extension?
A separate cottage gives more privacy and is easier to rent out. An extension shares walls and services with the house, so it's often simpler to approve and connect. We're happy to talk you through both options on site.

Yes. A cottage or granny flat is a new building and needs approved building plans. Depending on your zoning, you may also need land-use consent before plans are approved.
Can a cottage be built in an estate?
